Whilst we offer a broad product range to meet general market requirements, we differ from other lenders in speed of delivery. We have an in-house legal team with advanced systems in place to react extremely quickly to customer requirements.  We aim to keep the whole process as simple as possible and do not over complicate matters with too much red tape, making the process easy for both customer and intermediary.  An individual case manager is assigned to each application, who will talk you through each stage of the process.

The majority of our customers, intermediaries and even the solicitors acting on the customer’s behalf are amazed as to the simplicity of the whole process.  For most of our customers, the driving factor is urgency.  In such circumstances you need a lender you can trust to deliver on time.

We appreciate the cost of time, and endeavour (subject to full cooperation from all parties) to live up to the customers expectation.  We are able to have your offer letter available and we will do our utmost to achieve that goal.

How to Register

Simply call 08701 123 111 or email to enquiries@afff.co.uk, and provide us with all your contact details (and your FSA number) and we will register you as one of our intermediaries.  We will provide you with a password and login to our on-line KFI site which can be found at

Criteria and Payment Options

There are many different situations when your customer might need a bridging loan. Whatever the circumstances it’s usually quite stressful. We can remove the stress by providing you with a speedy decision right when you need it most.

No minimum term
No upfront fees

We lend up to 75% of the property value (or more in exceptional circumstances)
No complicated paperwork

1st Charges
From 1.25% per month interest only, paid monthly in arrears by Standing Order Mandate, or can be retained from within the facility.


2nd Charges
From 1.5% per month, paid monthly in arrears, by standing order mandate or can be retained from within the facility.


Retained Interest
If your customer does not want to make payment on a monthly basis, we will retain any number of months’ interest (from 1 – 9). The total loan must fit within the loan to value. At redemption, any unallocated interest will be refunded.

Easy Pay Option
We may accept a lower monthly interest payment on first charges only while allowing the balance to be rolled up.

1. 1.5% per month
2. 0.75% paid monthly in arrears by standing order mandate and 0.75% rolled up to the end of the term.
Other payments and charges

We usually deduct a 1% arrangement fee at completion.
We will include the required broker fee on the Offer Letter (payment of fees is made within 24 hours of completion).
